Capital Stack Origination Platform: Debt, Preferred Equity Investments & Rescue Capital

 

Lucrum's Originations Platform provides debt, preferred equity and other capital stack solutions to help recapitalize an under-performing asset, an asset undergoing cash shortages or other disruptions (whether due to the rapid increase in interest rates in 2022-23; expirations of loan rate caps; natural disasters, interruptions in operations; loss of key tenants; management transitions or for other reasons).

Debt Relief & Loan Workout/Modification Services

​

Lucrum advises and represents owners, investors, borrowers and lenders on the process for obtaining/granting debt relief, loan modifications and workouts, as well as pursuing other options to recapitalize real estate assets that would benefit from additional equity infusions.  Lucrum has particular experience on CMBS loan modifications and has worked with the leading servicers.

Lucrum advises owners of all asset types, including multi-family, office/medial office, hospitality, retail, industrial and self-storage, who need debt relief from their lenders and servicers.

 

The team at Lucrum provides guidance on forbearance requests and other loan modification requests and to navigate the loan modification process in order to achieve successful loan modifications for both borrowers and lenders.

REPRESENTATIVE EQUITY TRANSACTIONS

 

  • 45900, 45930 and 45950 Pathfinder Plaza in Sterling, Virginia: 3-building logistics portfolio located in Northern Virginia, totaling 446,811 SF and fully leased. 

 

  • 5-building Chicago portfolio of Class A warehouse and manufacturing buildings totaling over 1.4 million SF in master-planned business parks within Chicago’s two largest industrial submarkets. The portfolio was 95% leased to six tenants..  Portfolio located at: Ellis Road, Joliet; W. Haven Road, New Lenox; Diehl Road, Aurora, and E. Lies Road, Carol Stream. The buildings in a high-quality, well-leased portfolio ranged in size from 90,000 to 690,000 SF.

 

  • Tempe Logistics Center, a 175,314 SF industrial building located in the Southeast Valley submarket of Phoenix, Arizona. The asset is fully leased to high-quality, investment-grade tenants. 

 

  • Broadway Distribution Center, a 613,440 SF industrial building in Atlanta fully leased to a major internet retailer.

 

  • Gateway 57 Corporate Park, Chicago market, a BTS distribution/warehouse facility in Gateway 57 Corporate Park.

 

  • 93,254 SF single-tenant, industrial property located in Carlsbad, California. The state-of-the-art property is fully leased to a manufacturer of automated dispensing systems that apply coating and protective fluids for smart phones and other devices.

 

  • Two-building R&D/manufacturing property totaling 199,352 SF in Fremont, California.

 

  • Mission Blvd, California – 201,100 square foot, single-tenant logistics facility in Pomona, California.

 

  • Airport Corporate Center, Miami – a 45-acre, 11-building business park adjacent to Miami International Airport. The property includes office buildings with both structured and surface parking.
