On the equity side, Lucrum Realty is an entrepreneurial investor and operator that currently owns, invests and operates a significant real estate in California and across select markets in the East Coast. Lucrum deploys capital through 2 separate investment strategies based on the needs of its investors: Value-Add and Core. For more institutional deals, Lucrum works with Aminim Group to acquire large industrial and multi-family properties.
Lucrum offers advisory services for commercial real estate owners on the loan modification and restructuring process. Lucrum assists real estate owners in negotiating various loan modifications with lenders. The principals of Lucrum have worked on recapitalization of existing assets and restructuring and modifications to existing loans (across different loan types and across the real estate asset class spectrum), whether CMBS, agency, bank loans, debt funds or Life Cos. Modifications include forbearances, maturity extensions, loan principal reductions, interest rate and amortization relief, changes to collateral, discounted payoffs (DPO), deeds in lieu, release of guarantor liability and loan assumptions.
